Luxury Oceanfront Homes in Carolina Beach NC

Single-family oceanfront homes are the scarcest property on the island. Our September 2026 search found only two among 29 oceanfront listings, priced at $1.59 million and $2.5 million. Many sit on pilings, and some are older homes on large lots where the land is worth more than the house, so buyers often weigh a renovation against a rebuild. At this level, Carolina Beach oceanfront real estate usually comes with private or deeded beach access. The rarest lots also look back across the island to the Intracoastal Waterway.

Most Inventory

Luxury Condos in Carolina Beach NC

Oceanfront condos make up most of the high-end market. Top-floor and penthouse units in the North End buildings, and newer boutique buildings along Carolina Beach Avenue North and South, typically run about $900,000 to $1.5 million. The best units have elevators, private garages, wraparound balconies, impact glass and several ocean-facing decks. The median oceanfront listing was about $645 per heated square foot in September 2026. Most oceanfront buildings date from the 1980s, so the building and its HOA matter as much as the unit.

Sunset Side

Waterfront Property in Carolina Beach

On the west side of the island, waterfront property faces the Carolina Beach harbor, Myrtle Grove Sound, Snow's Cut and the Intracoastal Waterway. These homes attract boaters and anyone who wants sunsets over the water. They usually have more living space, bigger lots and more privacy than oceanfront condos.

For many buyers, the real luxury is a boat lift and a short run to open water. Carolina Beach Inlet at the north end and Snow's Cut to the Cape Fear River give you two routes off the island. Before you buy a deep water dock home in Carolina Beach, check the depth at low tide, the dock and lift permits, and the bulkhead's condition. Depth can differ a lot between two docks on the same canal.

Hard to Find

Carolina Beach Luxury New Construction

New homes are scarce here. Only 4 of the 29 oceanfront listings in our September 2026 search were built in 2000 or later. Luxury new construction in Carolina Beach usually means a custom home on a redeveloped lot or a small boutique building, not a subdivision. Many buyers who want a new coastal home buy an older property and rebuild to current elevation and wind codes.

North End

Canal Drive Homes for Sale in Carolina Beach

Canal Drive runs the length of the north end, with oceanfront lots on one side and canal and harbor-side lots on the other. Lots with both ocean frontage and Intracoastal views bring the highest prices on the island. Oceanfront condo buildings near the Carolina Beach Fishing Pier include some of the few penthouse units in town.

Exclusive Neighborhoods & Coastal Living

Pleasure Island became an island in 1931, when Snow's Cut was dug to connect the Cape Fear River to the Intracoastal Waterway. It runs about 17 miles from Carolina Beach Inlet south to Fort Fisher and includes Carolina Beach and Kure Beach. Each part of Carolina Beach has its own feel.

North End & Canal Drive

Home to the fishing pier, several of the most sought-after oceanfront condo buildings, and the road to Freeman Park, one of the few North Carolina beaches where 4x4 vehicles can drive on the sand (a permit is required). It has water on both sides and the highest prices on the island.

Central Oceanfront & the Boardwalk

Carolina Beach Avenue North and South put you a short walk from the Carolina Beach Boardwalk's restaurants, shops, live music and summer fireworks. Owners who plan to rent like the walkability, and full-time residents like walking to dinner and back without starting the car.

South End & Lake Park Boulevard

Heading toward Kure Beach, Lake Park Boulevard South has several of the island's taller oceanfront buildings, many with long, open ocean views. It's quieter than the boardwalk area and still only minutes from town.

Sound Side, Snow's Cut & the State Park

Carolina Beach State Park covers 761 acres along the Cape Fear River and Snow's Cut, with a public marina, hiking trails and wild Venus flytraps. The plants grow naturally only within about 60 to 70 miles of Wilmington. Homes on this side trade ocean frontage for boating, sunsets and privacy.

Oceanfront and waterfront homes cost more to own than the list price shows. These are the items we review with every luxury buyer before an offer goes in, so the full cost of ownership is clear from the start.

Talk Through a Property

  • Flood and wind insurance. Get quotes before you offer. Premiums depend on flood zone, the elevation certificate, roof age and construction, and they can change what you can afford.
  • Condo HOA health. Review the reserve study, budget, past and planned special assessments, and the master insurance policy. In 1980s oceanfront buildings, big repairs like siding, balconies, roofs and elevators may be coming.
  • Short-term rental rules. Whether you can rent short-term depends on zoning and, for condos, the association rules. Check "STRs allowed" with the Town of Carolina Beach and the HOA documents.
  • Construction and elevation. Pilings, impact windows and newer wind-rated roofs protect the home and can lower insurance costs.
  • Shoreline history. Carolina Beach has a regular beach renourishment program, but the north end near Freeman Park has had erosion. Ask about the history of any oceanfront lot.
