Many are across the street from the ocean, so owners get both the boat and the beach. Before you buy, confirm the water depth at low tide, dock and lift permits, and the bulkhead's condition.

Marsh-Front Homes on the North End

West-facing homes on the north end look across salt marsh, tidal creeks, and the Intracoastal Waterway. Long private piers reach the water for kayaks, paddleboards, and shallow-draft boats. They offer sunsets, wildlife, and privacy, often just a short walk from an uncrowded stretch of beach.

Second-Row and Ocean-View Homes

Homes one lot back from the oceanfront often capture ocean views from upper-level porches at a meaningful discount to true oceanfront. Larger second-row homes on the north end are popular with families and with owners who rent part of the year.

Condos and townhomes made up more than twice as many 2026 sales as single-family homes. Options range from compact oceanfront units under $600,000 to multi-level three- and four-bedroom residences near $2.5 million. Single-family prices are rising at the top. The median jumped 52% while the average rose 12%. Fewer lower-priced houses are selling, and more of the island's single-family sales are $3 million-plus homes.
Homes are taking longer to sell. Days on market more than doubled from 2025. Buyers have time to do their homework, and sellers who price accurately stand out.
Condos are the busiest segment. Condo sales are up 68%, and condo inventory grew from 21 to 31 units over the past year, giving buyers more choice.
Small numbers swing. With about 22 single-family sales so far this year, one large closing can move the monthly numbers. Year-to-date figures give a truer picture.

Wrightsville Beach Neighborhoods & Coastal Living

Wrightsville Beach has two main parts: Harbor Island, between the mainland and Banks Channel, and the beach strand along the ocean. Each area has its own feel.

North End & Shell Island

The quieter north end has larger lots, stately marsh-front homes with long piers, and second-row homes with ocean views. At the island's tip, a protected bird sanctuary stretches from ocean to sound at Mason's Inlet, with Figure Eight Island across the water.

Central Island, the Loop & Johnnie Mercer's Pier

The heart of the island is its most walkable area, close to Johnnie Mercer's Pier, restaurants, shops, and the popular Loop walking path. Many homes are classic beach cottages on 50-foot lots, so this is where renovation and rebuild opportunities often come up.

Harbor Island

Harbor Island is surrounded by marsh and Banks Channel, with streets such as Island Drive, Live Oak Drive, Pelican Drive, Bermuda Drive, and Parmele Boulevard known for waterfront and deepwater homes. It feels more residential while staying minutes from the sand.
